Dining Area features a tile top table with six chairs and a server, great for entertaining.

Living Area features a sofa and loveseat. On chilly nights you can relax or entertain while keeping warm by the fireplace. The entertainment center is highlighted by a 5200 BTU fireplace controlled with the touch of a button. Watch a movie or enjoy your favorite show on a 36” HD TV, premium channels included and a bluray DVD player. A ceiling fan is also provided.

Master Bedroom features a queen size bed, two night stands, dresser with a mirror, chest, large walk-in closet, full private bath, 19” HD TV and a ceiling fan.

Guest Bedroom features two twin beds, night stand, dresser with mirror, closet and a ceiling fan. A full bathroom is located adjacent to the guest bedroom.

Kitchen features a refrigerator with top freezer and automatic ice maker, four burner gas stove and oven, microwave oven, dishwasher, garbage disposal, under cabinet water filtration system, ceiling fan and a solar tube to provide plenty of light. The counter top bar seats four. Small appliances include a toaster, toaster oven, coffee maker, Foreman grill, crock pot, electric frying pan, electric griddle, blender, mixer and vegetable chopper.

Inside Laundry Area is concealed behind bifold doors featuring a top loading washer, front loading dryer along with plenty of shelves for storage. Iron and ironing board is included.

Linen Closet is complete with sheets and towels for bath and pool.

Other Interior Features include vaulted ceilings throughout the home. Climate control is provided by an easy to use thermostat and separate humidistat. Local and national long distance service is provided along with a phone answering system complete with three portable phones. Wi-Fi is provided along with a printer. A reference binder includes manuals for all appliances and equipment. Are you new to The Villages? A second reference binder will show you everything The Villages has to offer!

Exterior Features include rear yard privacy & gas grill on patio. Maintenance free lawn provided by automatic sprinkler system, lawn cutting and weed control service. Pest control service is also administered. During the week, trash is collected twice and recycles once.

Rates are for two adults only. Each additional guest is $75 per week. Guests must be disclosed on the rental agreement. Total occupancy cannot exceed four persons.
Rates include taxes, lawn service, trash & recycle collection, interior & exterior pest control and utilities. Utilities include, electric, gas, phone, internet and TV.

Rental Policy
Security deposit - $750
Housekeeping fee - $125
Temporary resident ID - $50 (optional)
This is a non-smoking property. No smoking is allowed within property limits.

Rental Process
Reservations are accepted by phone or email.
Rental agreement must be signed and returned with the reservation deposit within seven days of reservation.
Final payment, including security deposit is due 60 days prior to the start date (unless time does not permit).
Security deposit will be returned, less housekeeping fee within 15 days of departure provided there are no damages.

Cancellation Policy
In the event of cancellation, your reservation deposit and rental payments are refundable (less administration fee) only if a rental is secured for the same period at the same rate. Cancellation insurance is available.

Lake Sumter Landing - 6 minutes
Spanish Springs - 14 minutes
Walmart - 8 minutes
Publix - 6 minutes
Restaurants - 10 minutes or less
