You will be met by a representative that will give you your entry key code and walk you through the procedures of the home. She will take time to explain how the golf cart works, 65" SUHD TV, washer/dryer and any other items in the home that you may need help with. She is there to welcome you to The Villages and make things as easy as possible to get you on your way to having loads of FUN!

As you walk through the front door you will be pleased with the upscale furnishings with aqua, teal and blue accents throughout the home. The living/dining/kitchen has an open concept. As you walk into the living area you will see a beautiful lanai and pond straight ahead. What a great place to relax and enjoy the wildlife.

There is a dining room that seats 4 and a living room with an electric leather sofa that reclines at both ends and two swivel rocker chairs. The entertainment center has a 65" curved smart SUHD TV waiting for you to recline and relax watching your favorite movie or game.

The kitchen is supplied with items needed to make your cooking easy. All brand new stainless steal appliances, toaster oven, coffee maker, tea maker, mixer, blender, electric food chopper, pots, pans, dishes and glasses.

In the nook you will find a table that seats 4.

The Master bedroom has a king size bed with a 40" smart TV, an on suite bathroom with a Roman walk-in shower, double sinks, separate water closet and a large walk-in closet.

The second bedroom is used as a guest bedroom with a queen bed and a 40" smart TV for your enjoyment. There is a bathroom right next to the bedroom located in the hall that has a shower/tub combo.

The third bedroom has twin beds. There is a pocket door that can be closed to allow privacy creating a guest suite.

There is a separate bath for each bedroom so you will not have to share a bathroom.

The lanai is waiting for you to enjoy eating/sitting with two ceiling fans and seating for 6 at the dining table and 4 in the sitting area. A total of 10 folks can enjoy the lanai with automatic shades for the screens too.

There is a brand new Yamaha EFI gas golf cart as well as two bicycles for registered renters only are provided.

You will need to bring your own IPAD/Laptop we do not have a computer. We do have Wi-Fi provided by Spectrum.

For the comfort of our guest there is NO SMOKING and NO PET policy anywhere on our property.

There is an inside laundry room with a brand new washer and dyer.

You will have a two car garage plus a golf cart garage.

All taxes, utilities, cable TV, trash, lawn services, and basic and unlimited long distance phone service, ID badges and
cleaning are included.

Rental policy:

$1,000 Deposit/Security and 50% of the total rent is due within 7 days of verbal booking to secure the home. The remaining 50% balance is due 90 days before occupancy date. Landlords will return remaining balance of security deposit.

Any cancellation risk loss OF ALL DEPOSITS unless home is re-rented for same terms.

All keys, garage door remote openers, security keys must be left on the kitchen counter. There is $100 replacement fee for each item.

Weather conditions not allowing tenants to arrive on time does not warrant refund of any sort. Travel insurance is highly recommended.

Rental Terms:

Rent is based on double occupancy (2 adults).

Check in time first day of the month 5:00 P.M. Check out time last day of the month 10:00 A.M.

We expect for renters to maintain the home as it was found (clean and undamaged). Any cleaning beyond $150 that is included in your rental fee or damages will be deducted from your $1,000 security deposit.

Monthly electric charges greater than $200 per month will be deducted from the $1,000 security deposit.

No subletting of our home.

Your Village ID which is included entitles you to all the amenities of a full resident, such as use of the recreation centers,
pools, tennis courts, classes, reduced rate at the movie theaters. With your Village ID, you are also able to use any of the 30 Executive Golf courses with no green fees.

The Villages is an active 55+ community.
