Kitchen—Well stocked for cooking most anything. All cookware, dinnerware, dishes, glasses and counter top appliances and the silent Bosch dishwasher are new.
Living room—large sectional with end tables, coffee table and 55" flat screen TV with DVR and DVD.
Master BR—King bed, flat screen TV and a walk-in closet. The master bath has a walk-in shower with a variable shower head. A high power hair dryer is provided.
Guest BR—Queen bed. The adjacent guest bathroom has a bathtub with shower.
Third BR is a study that has a comfortable chair for reading adjacent to a table and lamp. There is a desk and a wireless printer/copier/scanner for guest use. A vacuum cleaner, iron & ironing board are in a closet.
The beds have new Serta Perfect Sleeper bedsets with the Belltower innerspring mattress that features 2” of dense foam topper and 0.5” of Cool Twist gel memory foam.
A laundry room is inside the house and has plenty of cabinet space, as well as a second refrigerator/freezer.
The screened-in lanai features lounge chairs, as well as a luncheon table with 4 chairs.
In the back yard there is a putting green that is set within a unique hand-painted scene of The Villages.
An electric barbecue is provided.

For your security, an electronic deadlock on the front door will accept a unique 4 digit code of your choice.

We provide an orientation binder with a foldout detailed map, important phone numbers, rules for obtaining golf time and other items to help you become acquainted with and to get around in The Villages.

The Village Daily Sun newspaper will be delivered to the driveway daily.

Utilities, cable/internet/WiFi, newspaper and trash services are included.

Sumter County and the State of Florida have a 9% (total) hotel tax.

We don't golf (gasp!) and do not have a golf cart, but we will provide a $200 credit/month that can be applied towards a cart.
Rental Policies:
1.This home and the premises are smoke-free.
2. Rental rates assume two person occupancy. Guests that stay for more than 3 nights incur an additional charge.
3.A deposit of 20% is expected within 10 days of booking. A second deposit of 30% is due 90 days prior to your stay. The remainder is due 30 days prior to your stay. In the case of cancelation, all deposits are refundable if the home can be re-rented for the same time period.
4. A security deposit of $700 is due 30 days prior to your stay. This is refundable within 10 days after departure (assuming there is no undue damage), minus a cleaning fee of $125. There is no cleaning fee for rentals of at least three months.
5. The Villages has a resident ID card charge of $50. For rentals of 2 months or more, we will pay the fee.
6. Check-in/out times are flexible..
7. We love animals and have always had pets; however, we have a policy of "no pets" for this home.
