Monthly rental fees are based on double occupancy (2 adults). Additional tenants may be considered for an extra fee. Short term visitors welcome.
Preference will be given to 3 month Feb-April rentals.

$150 Cleaning Fee will be taken from deposit at the end of the rental period.

All Florida taxes, utilities, daily newspaper, cable TV, Internet, trash, lawn service, basic local phone service, and resident ID’s are included.
Rental Policy:

A signed lease will be required along with a $750 Deposit/Security due within 7 days of booking.

50% of the rental amount is due within 14 days of booking. The final 50% of the rental money is due 60 days prior to the beginning of the rental period.

If the TENANT cannot fulfill the term of the rental period, the OWNER will make a best effort to re-rent the property. If the Property is unable to be re-rented, or if TENANTS cancel, a refund will be granted according to the following criteria:
100% of rent payments plus security deposit are refundable if TENANT cancels 60 days or more prior to check-in.
50% of rent payments plus security deposit are refundable if TENANT cancels 30-59 days prior to check-in.
There is no refund if TENANT cancels less than 30 days prior to check-in date.

Additional Details:

The floor plan in the living, dining area, kitchen area is open and airy.
The kitchen has stainless steel appliances and is fully equipped with all of the necessary essentials for cooking any meal, including a crockpot, blender, food chopper, air popper, mixer and coffee maker, and Keurig.
All of the furnishings and mattresses were brand new in 2016.
The large master bedroom features a vaulted ceiling with ceiling fan, king sized bed, dresser with mirror, 2 end tables, a writing desk and a smart 46” TV. The master bathroom features his and hers sinks. Linens, towels, and hair dryer are provided. Guest area features a full bath and 2 bedrooms. Each bedroom has a queen sized bed, dresser with mirror, 2 end tables, ceiling fan and a smart TV. A queen sized bed, dresser with mirror, 2 end tables, and fan in the other bedroom. Linens, towels and a hairdryer are provided.

Enjoy our enclosed Lanai which has seating that includes a cushioned sofa and 2 chairs, coffee table, 2 end tables. It also has a patio table and chairs for 6.

The laundry room is equipped with a washer, dryer and utility sink.
An additional detailed list of amenities and a home reference guide will be provided to the TENANT when a signed lease is executed. A house key, 2 garage door openers, and 2 gate passes will be provided at the time of occupancy.

Cleaning supplies and basic paper goods are well stocked to get you started!

Our home is very close to the Sabal Chase adult swimming pool and Canal Street adult and children's pool. We are within a 10 minute cart ride to many golf courses and country clubs such as Havana, Bonifay, Cane Garden , Mallory and Palmer Country Clubs. Three town centers provide live nightly entertainment. These squares also have numerous restaurants, shopping, supermarkets, bowling and movie theaters featuring all of the latest movies.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
