Rental Agreement Overview
Thank you for your interest in our home in The Villages! Upon tentative acceptance of your inquiry, a formal rental agreement will be emailed for signature. Below is a summary of our rental policies:
Security Deposit
A $1,000 security deposit is required and included in the total due at booking.
The deposit will be refunded within 7 days after check-out, provided:
No damage is done to the home or its contents.
No excessive cleaning is required.
All terms of this agreement are followed.
All items (including garage door openers) are returned.
Property Access
A front door code will be provided prior to your arrival.
You will also receive two garage door openers:
One should stay in the golf cart.
One is for your personal use.
Please return both openers in good condition at check-out.
Occupancy
Maximum occupancy is 6 guests.
Property is to be used for residential purposes only.
No commercial activity or illegal conduct is permitted.
Golf Cart Use & Liability Waiver
Renter must be 21+ and provide a valid drivers license.
Only licensed drivers may operate the cart.
Maximum of 4 passengers, all using seatbelts.
Use non-ethanol gas only and refill the tank before departure.
The golf cart is a motor vehicle and carries inherent risks.
A waiver must be signed and accept all responsibility and waive all claims against the Owner for injuries, damages, or losses related to its use.
Cleaning & Maintenance
Property will be clean and ready upon arrival.
Guests are expected to maintain cleanliness during their stay.
Cleaning fee: $250 (non-refundable).
Smoking Policy
No smoking is allowed inside the home or lanai.
Violation may result in additional cleaning charges deducted from your deposit.
Damage & Repairs
Guests are responsible for any damage caused by themselves or their guests.
Costs for repairs or replacements will be deducted from the deposit.
If damages exceed the deposit, guests will be billed for the remaining balance.
Utilities
Rent includes electricity, water, gas, internet, and trash.
Cancellation Policy
Full refund if canceled 60+ days before check-in.
50% refund if canceled 3159 days before check-in.
No refund if canceled less than 30 days before check-in.
To confirm your reservation, the following payment schedule applies:
Initial Payment
Due within 7 calendar days of signing/submitting the lease agreement:
50% of total rental amount
$250 cleaning fee
$1,000 refundable security deposit
Final Payment
The remaining 50% balance is due no later than 30 days prior to the check-in date.
Sales Tax
In compliance with Florida law, all short-term rentals are subject to a 7% sales tax
