Rental Rates & Fees
Rates are based on double occupancy. Please inquire for rates regarding additional guests.
Base Rent: $X,XXX / month, see the specific rate for each month
Florida State & County Taxes: 7 %
Cleaning Fee: $200 (Non-refundable, one-time fee)
Security Deposit: $1,000 (Fully refundable upon satisfactory inspection)
Temporary Resident ID Transfer Fee (Optional): $50 (Paid directly to The Villages for amenity access)

All utilities (electricity, water, trash, lawn care, pest control)

Payment Terms:
50% of the total rent and the refundable security deposit are due within 7 days of booking to secure your reservation.
The remaining balance (rent, taxes, and cleaning fee) is due 90 days prior to arrival.

The Villages is an active 55+ Senior Community. Young visitors are welcome for limited stays per community guidelines

Cancellation & Refund Policy:
90+ Days Prior to Check-in: 100% refund of all rent paid.
60 to 89 Days Prior to Check-in: 50% refund of all rent paid.
Less than 60 Days Prior to Check-in: No refund of rent paid, unless the Landlord is able to successfully re-rent the property for the exact same dates and rates.

Fees and Deposits Upon Cancellation:
Security Deposit & Cleaning Fee: If the reservation is canceled prior to check-in, the security deposit and cleaning fee will be refunded in full.
Resident ID Fee: The $50 Temporary Resident ID fee is fully refundable unless the Landlord has already submitted the payment and application to The Villages District office at the time of cancellation.

Early Departures:
There are no refunds for early departures, shortened stays, or delayed arrivals, including those caused by inclement weather or personal circumstances. We highly recommend guests purchase third-party travel insurance to protect their investment.
