PRIVATE COURTYARD: The gated and fully walled side yard and back yard offer privacy and relaxation; a patio table, umbrella and chairs for lounging; and a propane barbecue (BBQ) grill for your outside cooking pleasure. Renter responsible for filling the propane tank.

KITCHEN: The kitchen is nicely equipped including dishwasher, oven, stove, microwave and toaster oven. Furnished with linens, dishes, appliances, kitchen utensils, pots and pans, Keurig coffee maker and traditional coffee maker.

GOLF CART: This Villa has a Yamaha gas golf cart that is borrowed by the renter (the cart is not rented from the owner). The renter is responsible for all damages. A waiver for use of the golf cart must be signed with the lease.

RENTAL POLICIES:

1. Payment Types: Payments accepted are United States bank checks or Certified Checks.

2. Due within 7 days of booking:
- Half of rent
- Cleaning fee of $200
- Security deposit of $500.

3. Due 60 days before arrival:
- Remaining rent
- $50 per person for villager ID.

4. NO CHARGE for these items: We don't charge for Florida Sales and Hospitality Taxes, utilities, YouTube TV, wireless Internet (WiFi), and trash pickup. Many other rentals charge tenants for those services.

5. Number of Tenants: Rental rates are for up to two people. Third or fourth guest add $100 per guest per week, plus $50 per guest per month for village ID.

6. Cleaning: Home is professionally cleaned between rentals. During the renter's stay, routine cleaning is the renter's responsibility. Maid service is not included. Initial supply of paper products, and cleaning supplies are a courtesy. Any additional needs shall be the responsibility of the tenant.

7. Check-in time is 4:00pm on first day of month. Check-out time is 10:00am on last day of month.
Keys, gate passes, remote controls (for TVs, fans and garage door) available upon arrival and must be returned on last day.

8. No Pets. No Smoking and No Vaping anywhere in the villa, in the garage nor on the property.

9. Cancellation Policy:100% refund will be given if cancelled more than 60 days prior to check-in date. If cancelled within 60 days of rental check-in date, a refund will be given if the owner can rent the villa for the same price for the same time period. If owner is unable to rent the unit for said period, the renter will only receive the security deposit back.
