Rental property is a beautifully decorated, completely furnished "Gardenia" Designer home in the Village of Caroline which is within easy walking distance to Lake Sumter Landing. Lake Sumter Landing is the location of live nightly entertainment and dancing, numerous boutiques and specialty shops, restaurants, financial and investment offices, drug store and medical facilities, a bank and grocery store. The home has two bedrooms and a den with two bathrooms and an environmentally enclosed lanai that permits year round relation in any weather. Sliding doors in the family/dining area and the master bedroom lead into the lanai.
The master bedroom has a queen size bed and two separate closets as well as a beautiful master bath with two vanities. The guest bedroom, den and second bathroom are on the opposite side of the house from the master bedroom and can be closed off from the rest of the house by a sliding "pocket" door for extra privacy. The guest bathroom has a tub with shower.
A large screen TV in the family room, a TV in the master bedroom, WiFi and phone service are included with the rental.
Location is convenient to several championship and executive golf courses as well as an adult only neighborhood pool. A family pool with accompanying recreation center and sports complex is located close to the rental property. No smoking or pets are allowed.
A Village ID is required for each renter. A fee of $50 for two (2) IDs is charged by The Villages. Owner will pay Village ID fee for rentals of three (3) months or more.

Rates: Rent for three successive months or more and receive a deduction from the published rates.(This does not apply to the peak months of January through April.) Rent for 6 or more consecutive months, receive an even higher deduction from published rates. (Deduction does not include January through April)
Annual rates can be either a fixed rate, everything included OR, a lower fixed rate and the renter pays all the monthly utilities, CDD fees and other recurring costs. Owners fixed rate will include taxes, insurance, etc. Contact owners for discussion of rates.

All taxes, utilities, Comcast Cable, trash, lawn service, and basic local phone service are included.
