Separate guest suite includes a brightly decorated Queen Bedroom and soothingly decorated bedroom with twin beds and a guest bath with tub/shower. Your stay includes all linens, bath and pool towels, hair dryers and a fully stocked kitchen for all your cooking needs. There is a separate laundry room, a two car garage and a screened in birdcage patio with comfortable chairs and footstools, a love seat and a patio table for four. The living room is furnished with comfortable leather reclining furniture, a chaise lounge and a 65 in. smart TV with full cable package, Internet and Wifi. A printer is also included. There is also additional seating and room to spread out in the Florida room that overlooks the private backyard and entry to the outdoor screened-in patio. Dining room table includes an extra leaf for seating up to 8. The functional kitchen includes an eat-in area with a counter height table for four, stainless steel appliances that include a side by side refrigerator/freezer with ice and water in the door, smooth top electric stove/oven, dishwasher and microwave. There is also a Keurig coffee maker for your convenience (and also a regular coffee maker if you prefer) This home is in a quiet neighborhood with no through traffic, the only sound you may hear in the distance at 5pm would be the nightly entertainment coming from Lake Sumter Square. This home is 1 block form the Virginia Trace neighborhood pool and a couple of minutes golf cart ride to the Canal Street Village Recreation Center, where you can enjoy tennnis, pickle ball, houreshoe pits, bocce ball, shuffleboard courts, billiard rooms and a family pool where you can swim with those visitors that are less than 30 years old. Come enjoy the 42 executive golf courses, where your golfing is included with your $50 Temporary Resident ID and access to the 12 champoinship golf courses at the resident fee. There is a minimal additional charge for use of the golf cart on the courses.You can't beat this location!

Cell phones are required, there is NO LANDLINE PHONE at this home.(2) Temporary resident ID's for an additional $50..required for entry into the many pools and recreational facilities.Guest passes can be obtained free of charge by the Temporary Resident for any guests that they may have. Additional 7% FLA state and local tax not included in rates shown. Cleaning Fee-$200 Damage Deposit-$250(returnable, non-tax) Pet Fee-$15/night. Payment due with booking. For use of the recreational facilities and included golf privileges, you must obtain a Temporary Resident ID, which is $50/2 people, made payable and picked up at The Villages sales office. Additional guests can obtain free guest passes at the recreation centers once the temporary resident ID is obtained.

Cancellations: If the house is damaged and/or we are unable to rent it to you, you will received a full refund. You will receive a full refund Less a $200 cancellation fee if cancelled at least 60 days prior to your reservation start date. You will receive a 50% refund if cancelled at least 30 days prior to reservation start date. There will be NO refund if cancelled less than 30 days prior to arrival date.

If payment made with a credit card, there will be an additional 4% credit card fee added to the nightly rate and if the booking is cancelled the credit card fee will not be refunded(In addition to the $200 cancellation fee)

We recommend that you purchase Travel insurance that will cover any reason you may need to cancel.

ABSOLUTELY NO SMOKING IN HOME OR ON THE PREMISES.

You will be required to agree to and sign the rental agreement and the golf cart waiver at time of booking.
