Great location with only a six minute drive by golf cart or one mile walk to Sumter Square where you will find all your dining, shopping, entertainment. Mallory golf course & Canal Street recreation center is only a half mile away. The golf course features a 27 hole layout with 3 unique nines. Three other swimming pools/recreational centers are within walking distance. -

This home is pet and smoke free including E-Cigarettes for the benefit & comfort of our guests. No pets or smoking anywhere in the home or garage-

Fully equipped eat-in-kitchen with stainless steel appliances (new in 2016) & granite counter-tops. Living room has couch and 2 comfortable chairs. Den has leather powered recliner couch, two reclining chairs and a 55" flat screen TV. Master bedroom has a Sleep Number king size bed & a 48" flat screen TV. Master bath has two sinks; walk in tiled shower has grab bar/tiled seat; and a soaking tub. Guest bedroom has queen size bed with a 27" flat screen TV. Guest bathroom has a remodeled walk in shower with grab bars. Laundry room/back entry has a top loading washer, front loading dryer, oversized laundry tub and a small desk. All Utilities, Streaming TV, high speed internet, trash & lawn services are included. Included is a 2 Seat Gas Golf Cart.

Rates are based on 2 person occupancy (2 adults, 0 children). Adult guests are welcome for a maximum of a three night stay. For guests staying more than three nights, an additional 10% per person per night will be added to the rent for the nights after the first three nights. Total of 4 Person Maximum in the home. Tenant to discuss exceptions in advance with Owner.

Rental Policy for seasonal rentals: Security/cleaning deposit of $1,000 plus first month rent or one half of total rent whichever is more is due upon signing lease and due within seven days. The security deposit monies are then used as your refundable security deposit and a $150.00 cleaning fee. The security deposit will be refunded, within 2 weeks of departure after the end of rental period and inspection. If there are no damages or losses, including return of keys, garage door remote controls, security gate cards, golf cart key and mailbox key. Any cancellations risk loss of all deposits unless home is re-rented for the same terms. Early departure does not warrant a refund of rent. Weather conditions not allowing tenant to arrive on time does not warrant refund of any sort. Travel Insurance highly recommended.

Check-in 4 pm, Check out 10 am. Two Villages resident passes are furnished. The rent includes electricity, streaming TV, internet, lawn maintenance, & golf cart usage.. The rent does NOT include the 7% Florida rental tax which is an additional charge. The Villages is an active Senior Community for residents 55yrs+. Young visitors are allowed for limited time periods.
