The security deposit, less any applicable cleaning, damage, or other authorized charges, will be refunded within 30 days after departure and inspection of the property.

Temporary Resident IDs are optional and available for $50 per person, payable directly to The Villages. Resident IDs provide access to The Villages amenities and resident golf rates.

Guest IDs are available at no charge. Guests may use most recreation facilities and may play golf by paying the applicable guest golf fees.

Overnight Guest Policy

Up to two approved guests may stay for four consecutive nights or fewer at no additional charge.

For approved stays longer than four nights, an additional charge of $25 per night applies beginning on the fifth night, for up to two guests.

All overnight guests and stays involving more than two guests require prior landlord approval.

Pet and Smoking Policies

No pets. No exceptions.

No smoking anywhere on the property, inside or outside. No exceptions.

Cancellation Policy

Rental payments are non-refundable unless the property is re-rented for the same rental period and under the same terms.

Payment Terms
A refundable security deposit of $1,000 is due when the lease is signed.
The full rental payment is due two months before occupancy.
Creditworthiness and previous rental references may be requested.
A reservation is confirmed only after receipt of the signed lease and required security deposit.
2027 Rental Rate

Minimum rental period: One month

January 2027: $5,400

Optional two-seat gas golf cart: $500/month. A basic two-passenger rental from The Villages Golf Cars is currently $720/month.

The Villages is an active 55-plus community. Visitors under age 55 are welcome for limited stays as permitted by The Villages policies and the terms of the lease.
