But wait, there's more..... so much more! Dip into your own private sports pool on the screened in lanai. The main pool area is 30 feet by 22 feet and the sundeck is 6 feet by 22 feet across. The pool is 3'6" to 4' deep in the center so the entire pool is available for you to swim, do water aerobics, play water volleyball or simply lounge. The birdcage is 14 feet high giving you tall views of the rear yard. LED lights across the top of the birdcage allow you to illuminate the pool area at night with whatever color scheme you want. A solar heater will keep the water temperature just right even at night. No need to "go" inside, there's an outdoor cabana with hot & cold shower, changing area, toilet and sink. A gas grill and refrigerator allow you to store your favorite beverages outside and grill up some food.

The expansive backyard is over 120' across and is lined with tall 6 Alexander palm trees and tropical plants. A concrete wall at the very rear of the property gives you privacy from the rear neighbors; no kissing lanais here! Tropical foliage also ensures privacy from your neighbors to the left and right while lounging in the pool.

Dogs are permitted with Landlord approval, signed Pet Policy and additional cleaning fee. Pets must be crated when tenants are not present in the home.

Landlord provides grass cutting, landscaping services, pest services and weekly pool service. Rent includes $750/mo of amenity fees services & utility expenses; excess fees are billed to tenant.

Maximum occupants is 6. For rentals less than 30 days, guest fees are $25/night per person; maximum $500/month. For monthly rentals, guest fees are waived for 2 guests for 7 nights per month. (I.E. A 2 month rental will entitle guest fees to be waived for for 2 guests for 14 days or guest fees for 7 nights will be waived for 4 guests.) Additional guests will be subject to the guest fees.

Rental is confirmed upon payment of 50% of the base rental amount and a signed lease by both Tenant and Landlord. Remaining 50% balance of rental amount, guest fees, security deposit and 7% sales tax due 91 days prior to rental period. No refunds of deposit will be given unless landlord is able to secure a replacement tenant for the same lease term who is acceptable to the landlord at the same rental rate in which case a $2500 processing fee shall apply. Please purchase trip insurance to minimize any loses due to emergency cancellations.

No smoking or vaping inside home including garage. No subletting or disturbing neighbors.

The Villages is an over 55 community. Minimum age of renters is 45 years old unless tenant is an Aviv Medical Clinic patient.
