Private guest wing features a Queen BR, a guest bath, and den with desk and a queen sleeper sofa.

Kitchen features newer appliances w/ a garbage disposal, ice & water dispensers in the fridge, and a dishwasher. Everything you might need to cook and entertain is there.

Screened-in lanai has a round table with seating for four, a comfy conversation area, and a gas grill.

Other amenities include high speed internet, internet TV with local and national programing, and a quiet, non-stinky, maintenance free lithium electric golf cart with a 60-mile range! The HVAC system is newer, as is the on-demand water heater so you will never run out of hot water.

Amazingly, neighborhood dog owners got permission from the local power company to use the 10+ acres surrounding their substation for dog walking. The area is heavily wooded, squirrels abound, and many people walk their dogs off-leash. Although there is a county leash law, no one I know has ever gotten a ticket. The ordinance provides that the leash requirement "shall not apply to dogs during any time in which they are engaged in hunting or training" - so I fill my pockets with treats and do simple obedience training when I walk Angel just to be safe. Up to two friendly, well-behaved dogs of any size are welcome at no extra charge. If you allow your dogs on the white linen furniture, it must be draped. Sorry - no cats.

Property taxes, utilities, high speed internet, TV, trash, maintenance-free electric golf cart with 60+ mile range, and lawn service are included. State & county transient rental tax are the responsibility of the tenant and apply to rentals of less than six months and one day. Ask owner about discounts for long term rentals of six months and one day or longer. If you wish to stream your own content, internet TV can be deleted for a $100/month credit. Many programs available on your home cable/satellite service can be streamed on our smart TVs if you log in.

Owner will complete ID application at tenants' request. Tenants will pay the $50 fee when they pick up ID's at the Lake Sumter sales office. Temporary ID's gives full access to all residential amenities including golf at any of the 36 executive courses. The 12 championship courses charge an additional fee. Renters may opt for free guest passes instead, which give access to all recreation centers, swimming pools (except sports pools), pickleball, tennis, beach tennis, sand volleyball, shuffleboard, billiards, archery, bocce ball, horseshoes, and over 2,000 other clubs and activities.

Rental Policy:
Security deposit and 50% of first months rent are due upon acceptance of rental application and signing of rental agreement. Balance of rent plus state and local tourist tax is due 60 days prior to rental start date. ALL MONIES ARE IN US CURRENCY. Accommodation on timing of payments can be made for rental periods longer than three months. Smoking and vaping are strictly forbidden.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
