The rental includes all utilities, lawn maintenance, high speed internet and the use of a 2006 Club Car Golf Cart. This cart has been well maintained, has low mileage and runs fine. The TVs are all connected to the internet via Firesticks. This includes some TV streaming apps which give you most channels. You are welcome to purchase TV service from one of the providers in The Villages if this is not sufficient.

No smoking allowed on the premises or in the golf cart. No pets.

There is a $50 fee for us to obtain up to 2 Village IDs for you to use. This fee is waived if you rent for the full 3-month period of January March.

Rental Policy:
$750 Security Deposit and $250 Cleaning Fee due within 7 days of booking. $50 fee to obtain IDs is also due at this time unless you are renting January through March.
50% of the rental is due 90 days before the start of the rental period
Balance (50%) is due 45 days before the start of the rental period.
The security deposit will be refunded within 10 days of the end of the rental period less any damage to property or furnishings.

Cancellation Policy:
If the rental is cancelled at least 90 days before the starting date 100% of the rental fees and the cleaning fee will be returned. The security deposit will also be returned if another renter is secured for that time period.

If the rental is cancelled less than 90 days to the check in, the security deposit, cleaning fee and 50% of the rental fees will be returned. The remaining 50% of the rental will only be returned if another renter is secured for the full rental period.
