Located just minutes from Brownwood Paddock Square, this location offers access to tons of shopping options, restaurants, pools & recreation centers, pickleball, tennis and multiple golf courses (both Executive and Championship).

Our home features 3 bedrooms and 2 bathrooms with an open concept layout. The master suite boasts a king size bed and his & her walk-in closets. There is also a TV in the master. The en-suite bathroom features dual sinks and a large walk-in shower. The two additional bedrooms share a convenient hall bathroom with a pocket door for privacy. The second bedroom features a king size bed and the third bedroom has a queen size bed. There is a large dining table in the Florida room where you can gather for dinner and games. Off the Florida room is a screened lanai. The laundry room is well equipped with washer, dryer, wash sink and storage. The front porch sitting area has a gas fire pit where you can sit and enjoy a quiet evening. Home has a 2-car attached garage. We have two golf cars available for use: the 4-seater is electric and the 2-seater is gas powered (use only ethanol free gas, please). The Golf Carts do require a signed PERSONAL GOLF CART WAIVER AND RELEASE OF LIABILITY AGREEMENT form to drive. If you plan to use the golf cart, let us know and we will email the agreement for you to sign or else the cart will be unavailable.

Property taxes, utilities, TV, internet, trash, and lawn service are included.

RENTAL POLICY:
$1000 Security Deposit
$200 Cleaning Fee
The security deposit will be refunded within 15 days after the rental period ends less the cleaning fee.
50% of the rental amount plus the mandatory Florida use tax is due within 7 days of the signed lease. The balance of rental amount plus taxes and the $1,000 Security Deposit is due 45 days before arrival. If rental period is less than 45 days from time of booking, payment is due in full upon lease agreement signature.

PAYMENTS:
Payments accepted by Zelle, Venmo, Wire Transfer or Cashiers Check
Optional Fees: $50 LIFESTYLE ID fee for 2 people allows access to the following: Golf at no additional cost on executive golf courses, access to Championship golf courses (fees apply), Sports pools and organized social club activities. The fee is paid directly to The Villages on arrival, but we need to order the IDs for you.

- A replacement charge will be deducted from the security deposit if keys ($5), TV remotes ($10), garage door openers ($45), gate passes ($35) are lost for any reason.
- Check-in is at 4:00 PM, checkout at 9:00 AM
- NO SMOKING/VAPING ALLOWED ANYWHERE IN HOME, ON PROPERTY OR GOLF CARTS!
- No pets allowed in home or on property.

Cancellation policy:
Rent and security deposit will be refunded less a 15% fee or $300 (whichever is greater) ONLY if the property can be re-rented at the same rate and same dates (I will try my best to do that). The security deposit/cleaning fee will be refunded in full. Trip insurance is strongly advised and can be purchased through a third party for a reasonable fee.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
