Rental Policy:
SHORT TERM RENTAL POLICY (less than 6+ months)
ALL SHORT TERM RENTALS INCLUDE 7% FLORIDA SALES TAX

The $500 Security/Holding Deposit and 30% of the rental amount is due immediately with lease signing. The remaining rents are due 60 days prior to that occupancy month.

Owner pays general maintenance, electricity, natural gas, amenity fee, high speed internet, specified Fire Stick streaming service, lawn service, pest control.

A $175 Cleaning Fee will be deducted from the Security/Holding deposit upon departure. Net deposit will be returned within 14 days.

The Holding/Security Deposit is non-refundable if cancelled within 60 days of occupancy. Security/Holding Deposit plus 30% rental payment are non-refundable if cancelled within 30 days of occupancy unless another renter can be found to take the full rental period. Owner will work with renter to find a substitute, if requested.

All rental rates are based on one or two person occupancy. Additional guests may be accommodated with owner's permission and a possible small additional charge.
