RENTAL POLICY:
Discounts on Flex-Term Rental - Up to 6 months available
Check-in time: 4:00 PM; check-out time: 10:00 AM
Absolutely no smoking or vaping is permitted inside the house or in the screened porch
No wall alterations (nails, adhesives, etc.) allowed
No outside decorations or flags of any kind are allowed on the property
Lost garage remotes or gate passes will be deducted from the security deposit
A written Rental Lease Agreement outlines all terms of occupancy, and all occupants must be listed
The Villages is an active 55+ senior community. At least one renter must be 55 or older, per community requirements. Visitors under 19 are welcome for short stays

PET POLICY:
Up to two small dogs (under 20 lbs) OR one large dog (under 40 lbs) (with approval). Sorry, no cats.
$200 non-refundable pet fee (per pet)
Please pick up after your furry friend and please minimize excessive barking to ensure a peaceful stay for all

RESERVATION AND PAYMENT TERMS:
50% of rent is due within 7 days of booking; remaining balance due 90 days before arrival
Bookings within 90 days of arrival require full payment at time of booking

Rental is not confirmed until payment and a signed rental agreement are received

Security Deposit: $1,000 (refunded within 14 business days after departure, if home is left without damage)
Non-refundable Cleaning Fee: $175
Non-refundable Pet Fee: $200 (per pet, if applicable)
All applicable State and County taxes will be applied to total rental amount
Preferred payment methods are Zelle, PayPal, and Venmo. Cashier's checks are accepted, and personal checks may be used if received more than 90 days before the start of the rental

CANCELLATION POLICY:
Cancellations made 90 days or more before the check-in date will receive a full refund. Cancellations within 90 days of check-in are NON-REFUNDABLE unless the owner is able to secure a replacement booking for the same dates at equal or better terms.
