Den/Office: The den is equipped with a large sofa, leather reclining chair, large flat screen smart tv, table area, and a very large Murphy desk wall unit. This room can be used for a very well organized office, comfortable tv viewing room, or a versatile space for various activities.
Fully Equipped Kitchen: The well-appointed kitchen boasts a large island and is equipped with all necessary appliances, including a refrigerator, stove, microwave, and dishwasher. It is stocked with cookware, utensils, and dinnerware.. A Keurig and coffee pot will serve you well, if you are a coffee lover. There is also a small flat screen tv to keep you informedd/entertained while working in the kitchen.

Amenities: As guests of The Villages, you will have access to a variety of amenities with full owner privileges for two. (You can arrange for guest passes, if you have visitors.) With full owner privileges you are entitled to free golf on all the 46 immaculately kept executive (9 hole) golf courses and free membership to all the country club facilities.
Starter Supplies: Toilet paper, paper towels, trash bags, hand & dish soap, dishwasher & laundry detergent, cleaning supplies.
Linens and towels are provided.
RENTAL POLICY:
This home is offered as a Consecutive 4 to 6 month rental during the months of December through the end of May. Your choice.
50% Rent due within 10 days of booking and signed lease agreement.
Remaining 50% (RENT BALANCE) and the SECURITY DEPOSIT of $1,000.00 are due 60 days prior to arrival.
The $1,000.00 security deposit is refundable within 25 days of departure (minus $200.00 cleaning fee) after an inspection of the property reveals no damage to home or belongings. This inspection will include the return of the house keys, garage door remotes, and security gate pass.
No smoking. No vaping. (There will be a $500.00 cleaning fee if animals or smoking are detected in the home.)
Additional guests - A fee of $175.00/per couple, per week, will be charged if guests stay with you. The owner must be informed about these guests ... maximum of 2 at a time.
CANCELLATION POLICY / Refund Policy: If a reservation is cancelled 60 days or less from arrival date or during rental period, you are subject to 100% forfeiture of rental funds and or security deposit. The home will be released, and every effort to re-rent the home and refund the rental fee will be made. If another renter is able to be procured on short notice, you will be refunded the fee that the new tenant pays, less $500 for the additional work involved in time and paperwork. Cancellation of any part of your reservation will cancel the entire reservation.
All payments must be in US funds: Personal/bank/cashier's checks, money orders, or an ACH Bank Transfer.
Trip insurance is recommended to protect your vacation investment.
The rental fee includes Wi-Fi, internet streaming (includes some tv programs, sports, news, and movies), and Amazon Prime. Signing in with your own Netflix, etc, is possible. Utilities, water, sewer, trash collection, lawn service, and pest control are also provided.
Temporary Resident IDs for 2 people will be provided. Those allow you the same privileges as a resident, including golf on executive courses, discounted rates on championship courses, use of recreational centers, pools, and numerous other activities. These can be picked up at the sales office after you check in. The Daily Sun newspaper will also be provided.
