Kitchen has gas stove, microwave, Keurig Coffee brewer, dishwasher and new refrigerator. It is fully stocked with all Cookware, glassware, dinnerware, utensils and towels. Initial supply of paper towels, toilet paper, coffee and tea is included. . Laminate Flooring in Living Room, Dining Room and Hallways. Tile in Kitchen, baths and laundry Room.

*Rates are based on 2 people. An extra $20 per person/per day for guests (staying more than 2 nights) will be charged. Owner notification and approval is necessary for guests staying more than 2 nights.

Deposit: **A 50% Deposit is required at the time of booking. (Non refundable)*****
* Payment: The advance payment will be applied toward the room rent. Please make payments in the form of bank money orders, cashiers checks or personal checks to Patricia Miller.
The advance payment is not a damage deposit.
The BALANCE OF RENT is due 30 days before arrival date.


A***$1000 Deposit/Security for home rental is due within 30 days of Rental arrival date. If Golf Cart is to be included with the rental of the home an additional $500 security deposit is due within 30 days of the home rental.
Security deposit (s) is/are refundable within 10 days after departure/inspection if there are no loses and the home and it's contents and the golf cart is/are in the same condition as rented with no damage.
*** A 7.5% Florida transient tax will be added to rental fee. Except as noted.
*****There is a $200 Cleaning and restocking Fee for 2 guests, extra fee may be charged for additional guests.
**Temporary Resident ID's: (if requested)
$50.00 processing fee for each Temporary Resident ID (optional) requested which provides up to two temporary residents IDs and is payable to The Villages; The Lake Sumter Landing Sales and Information Center.
Cancellation
*****If the contract is canceled and the property is able to be rented out for the same money, then 100% of the rent and security deposit will be returned. If there are any shortfalls, it will come out of the rent and security deposit.
I understand that situations change, emergencies occur and life happens. I will do everything I can to rent the property and return the deposit and security if at all possible!

Property taxes, utilities, cable TV, trash, lawn service, and basic local phone service are included.
The Villages is an active Senior Community for residents 55 yrs+.
***Young visitors are allowed for limited time periods.
