Given that I am open to both short term and long term rentals, discount likely can be given for rentals of one week or longer!
Rentals up to one month:
Security Deposit: $200 - due within one week of lease signing
Cleaning Fee: $150 non-refundable cleaning fee will be deducted from the security deposit
Rentals of 1-6 months:
Security Deposit: $200 for first month and then $100 per additional month ($700 for 6 months) - due within one week of lease signing
Cleaning Fee: $150 non-refundable cleaning fee will be deducted from the security deposit
Rentals of 7-12 months:
Security Deposit: $800 - due within one week of lease signing
Cleaning Fee: $150 non-refundable cleaning fee will be deducted from the security deposit
For rentals of one month or less, full payment is due within one week of lease signing.
For rentals of one month or greater, half payment is due one month before check in and remaining balance due one week before check in.
Additional Terms: No smoking, no parties/loud music/excessive noise. No pets allowed without prior written consent. Maximum occupancy is six adults or children over 10 years of age. There is a $15 per night fee for each guest over two.
Pet Policy:
Pets are welcome on a case by case basis. Type of animal, size, and age must be provided for approval. Animals must be up to date on shots, registered on your homeowners insurance policy, housebroken and on a leash at all times when outside. Please do not bring a dog who is an incessant barker, as this would violate the noise policy.
For rentals of one month of less, there will be a minimum $50 non refundable pet fee based upon type and number of animals.
For rentals of one month or more, there is not a pet fee. In exchange I require tenants remove any evidence of the animals visit. The house is to be returned in the order it was received.
Cancellation policy:
In the event of a cancellation prior to occupancy, the security deposit and housekeeping fee will be refunded in full. The total rental amount is due in full. If the house can be re-rented at the same rate, rent will be refunded minus a 15% cancellation fee.
In the event of an early departure, security deposit less $150 cleaning fee will be refunded within two weeks of departure upon satisfactory home check.
